Living Areas

The open plan living area is cosy, large and bright, with floor to ceiling windows along two walls. It comprises a dedicated and well equipped kitchen, a dining area for up to eight, and a spacious sitting area with two sofas, several chairs, a wall fire and a smart TV. The underfloor heating is the cherry on the cake, keeping the barn toasty and toes warm even in the deepest mid-winter.

The Kitchen is bright and modern with a wonderful range cooker with a six gas burner hob and two electric ovens. There is also dishwasher; microwave; an electric kettle; a toaster; a 300 litre upright fridge-freezer; a Nespresso machine; a milk frother; and heaps of cupboard space for your food items. Filtered water is provided directly from a Brita water tap. And the cupboards are jammed full of all the saucepans and utensils you’ll need to cook, bake and roast feasts for your family and friends.

The Dining Area has a very large and solid dining table with plenty of room for eight – though you could comfortably squeeze a couple more on (extra chairs available on request). Seating is on stylish Ercol Windsor chairs, with a carver chair at each end of the table. And with piles of crockery and cutlery, this really is a great space for entertaining.

The Sitting Area has two comfortable three seater sofas to spread out on and a variety of armchairs and stools arranged around a large and impressive coffee table made from a vintage farm door. A log-effect  electric fire is set in the wall, should instant heat be required, and a 50″ High Definition smart TV should keep everyone entertained if you can agree on what to watch. Free Wifi is provided via high speed broadband.

There is a fully equipped laundry and drying room (vital on Dartmoor) with a sink, washing machine, tumble dryer and massive ceiling mounted drying rack.

The games room is surely one of the most impressive in the county, occupying almost an entire wing of the Grade 2 listed barn! Nestled under exposed vaulted beams and heritage thatch, there is table tennis, a pool table and a darts board to keep you amused on rainy days, and a variety of indoor board games and jigsaws available.

And outside, through handsome oak bi-fold doors, is the private walled Patio Courtyard. It’s a lovely place on a gloriously sunny Devonshire day to lounge in a deck chair, or read a book under the parasol. And on the kinder days from Spring to Autumn, super for getting the family together to dine of an evening after a day on teh Moor or the beach. A large hardwood table easily sits eight people and there’s an oversized gas fired barbeque which, in tandem with the chef’s kitchen indoors, you’ll have no problems feeding a small army.










All our bedrooms are en-suite and are provided with all the bedding and towels you will need for your stay. Our linen is high thread count Egyptian cotton, and the towels are quality cotton. There are hair dryers in every room, and each en-suite has a shaving point.

Bedroom 1 is the largest bedroom. It has a solid oak floor, French doors with glass Juliet balcony, and a high vaulted ceiling with exposed oak beams. It enjoys views over the pond, orchard and hills beyond. The comfy Superking bed is made up with high thread Egyptian cotton and can be split into two singles if required.  Ample storage is provided in a fitted wardrobe and a chest of drawers.

Bedroom 1 en-suite (upstairs)


Adjoining Bedroom 1  is a luxurious en-suite bathroom which has underfloor heating and a towel radiator, and offers both a deep bath and separate walk-in shower, his and her basins and an enclosed WC.


Bedroom 2 is very roomy, with a rustic oak floor and high vaulted ceiling with exposed oak beams. Views are out over the vegetable garden and fields, and this room enjoys the afternoon sun. There is a sumptuous King sized bed, with Egyptian cotton sheets and masses of pillows and cushions to sink into. Storage is provided in a fitted wardrobe and a chest of drawers.

In addition you’ll find a quirky church pew and an extensive fiction library arranged along one of the longest shelves in Devon – perfect for bookworms to while away the day or night.

The stylish en-suite bathroom has underfloor heating and a towel radiator, a bath tub with overhead shower, an oversized wash hand basin and a WC.


Bedroom 3 is situated on the ground floor, and comprises a super-king bed that can be split into two singles as required. This room is particularly cosy with underfloor heating, and it oozes farmhouse charm with an antique wardrobe, chest of drawers and rustic bedroom furniture and decorations. French doors open out onto the patio area.



This room is suitable for wheelchair users and guests with restricted mobility. It’s on the level with the downstairs open-plan living area, and doorways throughout are overly wide.  The en-suite is also on the same level and is a wetroom with quick dry floor, a shower, wash hand basin and WC. A shower stool and toilet riser can be provided on request.
